The Ontario Building Code requires egress windows in every bedroom located in a basement, with specific minimum dimensions: an unobstructed opening of at least 3.8 square feet, no single dimension less than 15 inches, and the window sill no more than 3.3 feet above the finished floor. These requirements ensure that an adult can physically climb through the window to escape, and that emergency responders can enter the space. Installation involves several specialized steps. First, the existing window opening in the concrete foundation wall must be enlarged using diamond-blade cutting equipment. The concrete is carefully removed without disturbing the structural integrity of the surrounding wall. A structural engineer may specify a lintel if the enlarged opening affects the wall's load-bearing capacity. The new, larger window unit is installed with proper flashing and waterproofing. On the exterior, a window well is constructed — a retaining structure that holds back the soil around the enlarged below-grade window. Window wells are typically made from galvanized steel, precast concrete, or stone veneer and must be sized to provide the required clearance. A drainage system (gravel bed and weeping tile connection) is installed at the bottom of the window well to prevent water accumulation.
