A basement bedroom addition is the construction of a habitable sleeping room in a below-grade space that meets all Ontario Building Code requirements for safety, egress, ventilation, and comfort. The most critical code requirement is the egress window — a window large enough for an adult to climb through in an emergency. Ontario Building Code specifies a minimum unobstructed opening of 3.8 square feet with no dimension less than 15 inches. The window sill cannot be more than 3.3 feet above the floor. Many existing basement windows are too small, requiring enlargement of the window opening, cutting through the foundation wall, and installing a larger window along with a properly sized window well outside. Ceiling height must meet the minimum 6 foot 5 inch requirement for habitable rooms. The bedroom must have a closet or designated wardrobe space, adequate electrical outlets including one on each wall, smoke detection, and if serving as part of a secondary suite, carbon monoxide detection. Heating must provide adequate warmth — the Ontario Building Code requires that heating systems maintain a minimum of 22 degrees Celsius in habitable rooms. Sound transfer is an important design consideration since basement bedrooms sit directly below main-floor living areas.
